Castlethorn delivered this landmark scheme as part of Dublin City Council’s strategy to extend the Grafton shopping district towards George’s Street. The mixed-use development is an ultra-modern construction with 3 storeys over triple basement and a glazed façade.

With the protected structure of the Gaiety Theatre right next door, and performances continuing throughout the build, the project demanded sensitive design and precision management.

Across the constricted site, the scheme provides 4 penthouse residential units, 30,000 sq ft of office space and 35,000 sq ft of retail – with Three Ireland, Zara, H&M and Warehouse among the key tenants. South King Street has successfully delivered on DCC’s ambition, forming a vital connection point westward from Dublin’s busiest shopping street.
